My clients' children are off to college, so they were ready for their next adventure! We talked about the various options in preparing their home for sale - the pros and cons of selling the property “as-is” or preparing it at different levels to maximize potential. We went big and invested $108K to really make the home pop, which ultimately increased the property value by over $500k!
The Punch List:
- Removed raised planter bed at foyer to modernize and increase space
- Added new recessed and flush mount lighting
- Replaced iron staircase railing with modern railing
- Polished aggregate steps (previously covered with carpet)
- Removed acoustic ceiling
- Replaced all flooring to wide-plank European white oak & extended into kitchen
- Reconfigured game room – built custom bench and modified plumbing
- New interior painting throughout
- New door hardware
- Repaired skylight leak
- Repaired multiple leaking toilet seals
- New staircase chandelier
- Replaced kitchen countertops with full backsplash
- Painted kitchen cabinets, added new handles
- New cooktop and refrigerator
- Repainted exterior trim to neutral color
- Replaced all the wood dividers between concrete pathway (removed tripping hazards)
- Repaired sprinklers and installed new grass
- Trimmed eucalyptus trees and cleaned up landscaping
- Removed remaining personal property
