During the COVID pandemic, my client made the difficult decision to relocate their family, unsure if they would return. After renting out their home for a few years, they needed to decide whether to sell or retain it as their primary residence to benefit from associated tax advantages. We developed a long-term strategy and concluded that selling the home, with strategic updates to maximize proceeds, was the best course of action.

While the tenant was still moving out, I coordinated with my team of vendors, prepared the necessary drawings, and secured the required city permits. This preparation allowed us to commence the project immediately after the tenant vacated. Within 24 hours of their move-out, my team was on-site, initiating the project. In less than 40 days, we completed all updates and prepared the home for market.

My client entrusted me with all the upgrade decisions to ensure the highest return, and I kept them informed with regular photos and status updates. They were thrilled with my ability to stay on task, on time, and on budget. The final outcome exceeded their expectations, and they only wished they had met me sooner in their homeownership journey.

  • Prepared drawings and obtained city permits to remodel the kitchen and primary shower stall.
  • Removed the fireplace and the header between the dining and living rooms to create a uniform ceiling height.
  • Installed a flush beam in the ceiling using existing support posts.
  • Demolished the kitchen and relocated the refrigerator for a more efficient layout.
  • Updated plumbing and electrical systems for the new kitchen.
  • Installed new semi-custom cabinets, quartz countertops, hex tile backsplash, and new fixtures and hardware.
  • Extended hardwood flooring into the kitchen and refinished the entire house with a custom stain and finish.
  • Updated lighting throughout the house.
  • Demolished the primary bathroom shower stall and flooring, and installed new materials including a new shower pan, soap box niche, waterproofing, tile, and frameless shower glass with modern, neutral tiles to appeal to prospective buyers.
  • Painted the entire house, both interior and exterior.
  • Installed an accent wall in the living room.
  • Re-landscaped the front yard, starting with major cleanup, followed by new irrigation, grass, and plantings.
  • Updated the laundry drain line and fixture box to current standards.
  • Built new garage fencing.
