My client was relocating out of state after raising their daughter locally and enlisted my help to sell their home. Not much had been updated to this 1960's home so to get them top dollar, I took on this project. I shared my vision for how we would make their home shine, and in 40 days from the day they moved out, we executed our plan under my full management and with the necessary city permits. My client saw updates and the final product from afar through my in-progress pictures and the final marketing/3D floor. The process was seamless for my client and they recognized a significantly higher sales price because of our improvements. Within just 40 days, I transformed the property, investing approximately $70,000 to increase its value by an impressive $240,000!
The Punch List:
- Cleaned up for exterior & repaired irrigation system
- New bark mulch and plantings for marketing
- Repaired damaged vent screens around exterior
- Repaired dryrot around exterior in several locations
- Fixed rodent access holes to house
- Repainted exterior
- Donated/disposed remaining personal property
- Completely gutted and updated 2 bathrooms with modern amenities (electrical, plumbing, stone, vanities, fixtures, lighting, etc) with city permits
- Removed existing stone flooring and replaced with matching hardwood to existing floors
- Removed partition wall that divided family room and kitchen – created an open family/kitchen concept
- Removed open shelving in laundry room to increase size
- Painted fireplace grill in living room (it was brass)
- Repainted Interior throughout
- Added recessed lighting throughout house
- Removed ceiling fans and installed new flushmount lighting
- Installed new door hardwood throughout
- Recaulked all water fixtures and installed new air filter
- Misc handyman punchlist to fix incidentals
